We provide a thorough evaluation of the local rent market. Our evaluation is based on current market trends- along with condition- amenities and recently leased properties.
Reports and proceeds are provided monthly to Property Owners. The reporting includes rental income received during the operating month along with expenses such as repairs- utilities-or any other approved expenses from account.
We run credit check for past eviction records and delinquencies and other information in order to identify a prospective tenant. We verify current and past landlord references- verification of employment and income.
Rents are collected on the due date and Late fees are charged if rent is not collected by 5pm on last day of rent collection. Lease Increases and Renewals are reviewed diligently to ensure notices are sent on a timely manner.
Evictions are handled by our company from start to finish. This includes serving three day notices- court appearances and sheriff lockouts. All evictions are also supervised by our eviction attorneys.
We manage and address any resident complaints/work orders for units and all property repairs needed to be made. We provide vendor bids for approval- manage time frames and estimated completion dates.
We respond to all Emergency calls from residents and property
We utilize numerous websites for marketing your rental property- thus optimizing our reach to advertise.
Security Deposits are calculated based on tenants credit and income verification. Our lease preparation includes Lead Disclosures- Mold Addendums- Safe Drinking Water-Satellite Dish or Antenna- House Rules-Smoke Alarm and Co2-Smoke Free Areas-Bed Bug- Proposition 65- Megans Law- Insurance Facts-Policy against Criminal Activity-Gas Safety-Pest Control Chemicals- Charges for damages and for cleaning- Co Signer Agreement- Property Condition Report/Inventory Checklist- Pet Addendum- Late Fee Notice.
